Cancellation Request — [your account email]Send this template
Hi Banham Security team, I'm writing to request the immediate cancellation of my subscription tied to this account, effective today. Under applicable consumer-protection law (UK Consumer Contracts Regulations 2013, EU Directive 2011/83/EU, or the FTC's Click-to-Cancel rule depending on your jurisdiction), I'm entitled to terminate this continuous service contract through the same channel it was formed in — please confirm by reply that no further charges will be made. If your policy permits, I'd also appreciate a pro-rata refund for any unused portion of the current billing period. Best, [your name]
Wait for confirmation
Wait 24 hours. If there's no response, send a polite one-line follow-up referencing the original request.
Banham Security plans you can cancel
- Keyholding & Alarm Response
Recurring service; contract has an Initial Period. Payable annually or in 12 interest-free monthly direct-debit instalments.
- ARC (Alarm Receiving Centre) Monitoring
Annual recurring contract; 24/7 in-house monitoring with police response option. Banham may increase Fees once in any 12-month period.
- Alarm / CCTV Maintenance Contract
Two routine maintenance inspections per annum; can be paid annually or via 12 monthly direct-debit instalments.
- CMS Keyholding Service Contract
Bundled with maintenance & ARC monitoring; Initial Period applies.
Banham Security’s refund policy
Banham's marketing brochure promises you can cancel at any point with no cancellation fees, but the legal terms are stricter: if you cancel a recurring service (Keyholding, Monitoring, Maintenance) inside the Initial Period, you don't get back the money you've paid in advance for the rest of that period. The UK statutory 14-day cooling-off window still applies for new consumer contracts signed off-premises or online. If you're moving home and take out a new Banham contract at the new property, your Remaining Balance is credited across. Cancelling a direct debit mid-contract triggers all remaining instalments becoming immediately due.
“If the Contract is cancelled within the Initial Period or Extended Initial Period, except as set out in clause 16.4, there will be no refund or credit owed to the Customer for any sums paid in advance for the Recurring Services in respect of the period from the date of termination to the expiry of the Initial Period or Extended Initial Period as appropriate ("Remaining Balance").”

What doesn’t work for cancelling Banham Security
Based on 3 sources — Reddit, app reviews, and direct testing. Skip these and save yourself the loop.
- ✕ Cancelling the direct debit and walking away — Terms state that if you cancel your direct debit before all instalments have been paid, all remaining instalments shall immediately become due, plus 8% above base rate interest on overdue amounts.
- ✕ Cancelling in-app / online self-service — The SmartAlarm2+ app only handles setting/unsetting the alarm — there is no in-app cancel flow. Termination must be in writing via written notice.
- ✕ Verbal cancellation over the phone alone — Business terms require termination on written notice; multiple Trustpilot / Reviews.io reports describe phone hold-times and emails going 'weeks unanswered' — verbal-only requests leave no audit trail.
- ✕ Assuming 'no cancellation fees' means a full refund — The brochure line 'cancel at any point with no cancellation fees' is contradicted by clause 17.2 / 16.3 which retains the Remaining Balance for the Initial Period.
How Banham Security will try to keep you
Banham Security may respond with a retention offer — a discount, a free month, or a downgrade to a cheaper tier. Don't engage with the counteroffer. Restate that you want a full cancellation and cite the consumer law again if they push back.
They’ll say: “Offer of a maintenance re-visit or free ARC reset when you complain about service gaps”
You say: Thanks, but I'm terminating the recurring services under clause 17. Please confirm the termination date in writing and issue any credit due under clause 16.4 (moving-home) or for services not rendered — Trustpilot has multiple accounts, including one where Banham did not service a system for nearly 2 years while continuing to bill.
They’ll say: “Directing you to re-book missed maintenance visits instead of cancelling”
You say: The contract details state I'm entitled to two routine maintenance inspections per annum; those weren't delivered, so I'm treating this as a material breach under clause 11 and terminating on written notice.
They’ll say: “Fee increase framed as an 'annual adjustment'”
You say: Clause 8 allows only one increase in any 12-month period. Please confirm the previous increase date; otherwise I'll be cancelling from the anniversary date.
They’ll say: “Escalation to Debbie / the Customer Service Team via Trustpilot replies”
You say: Please move this to a written complaint under the published Complaints Procedure — acknowledgement within 2 working days to customerservice@banham.com, with a final response so I can escalate to the alternative dispute resolution scheme if unresolved.
Your rights when cancelling
Consumer law varies by where you live. The strongest hook for your country is the one to lead with when you contact the company — pick the one that applies and quote it in your email.
United States
- FTC Click-to-Cancel Rule (2024+)Cancel must be as easy as sign-up.
The Federal Trade Commission’s Click-to-Cancel rule requires Banham Security to make cancelling at least as simple as signing up — same channel, same number of clicks. If they buried the cancel button or forced a phone call, they’re in violation; report to reportfraud.ftc.gov.
- California ARL (auto-renewal law)Renewal must be cancellable online.
California Business & Professions Code §17602 forces any company billing California residents on auto-renewal to provide an online cancel mechanism. Lawsuits have been won on this; companies often refund quickly when it’s cited.
- Restore Online Shoppers’ Confidence Act (ROSCA)Negative-option billing must be clearly disclosed.
Federal law (15 U.S.C. §8401) requires Banham Security to clearly disclose any negative-option / auto-renewal terms before charging. Buried terms = potential federal violation. Report to the FTC alongside any FTC complaint.

Specific to digital subscriptions — gives you the right to a price reduction or contract termination when Banham Security’s digital service is not as advertised, with no time limit beyond the contract period.
Worldwide
- Card-issuer chargebackYour bank can reverse the charge.
