Cancel in your OpenRent dashboard: 'Pause/Stop Advert' for a listing; 'Action → Cancel / Reject Application Options' for a Rent Now application, which refunds the tenant's holding deposit; openrent.co.uk/account/delete closes the account. No cancellation fee. If blocked, email info@openrent.co.uk, subject 'Cancellation and refund request, listing [ID]'.

Timing matters: Holding deposits: the landlord has 96 hours to accept or reject, and OpenRent auto-refunds if they take no action; tenants can cancel for a refund once an hour has passed with no acceptance. Paid advertising runs a maximum of four months from the start date and stopping the advert does not pause that clock; a stopped advert can be resumed within three weeks.

Hi OpenRent team, I'm writing to cancel the subscription on my account, [your account email]. Please treat this as formal notice of cancellation, effective from the end of the current billing period. OpenRent plans you can cancel
- OpenRent Advertising (Free)£0.00/mo
No payment details required and no obligation to upgrade later; stop the advert any time from the listing via 'Pause/Stop Advert'.
- Portal Advertising£29.00/mo
One-off fee inc. VAT, not a subscription, it buys advertising on OpenRent plus partner portals until let (max four months). Stopping the advert early does not extend or pause that four-month window.
- Advertising + Rent Now£58.00/mo
One-off bundle (advertised as £58, down from £108 inc. VAT) covering contract drafting, deposit registration and first rent collection. Where Rent Now is used without upfront payment the charge is deducted from the first month's rent OpenRent passes on.
- Rightmove Listing Upgrade£70.00/mo
Optional one-off add-on to either paid advertising package.
- Tenant Referencing£30.00/mo
£30 per reference, charged to the landlord (never the tenant). Cancel a reference from the dashboard before it completes.
What happens to what you’ve already paid
Two very different money types sit on OpenRent, and the rules are not interchangeable. Tenant HOLDING DEPOSITS (one week's rent, paid through Rent Now) auto-refund if the landlord takes no action within 96 hours, and are refunded if the landlord rejects or cancels the application before contract signing; once the landlord has accepted and the tenant then pulls out, the deposit can be forfeited to the landlord under the Tenant Fees Act 2019, and OpenRent will only ask the landlord to return it voluntarily. LANDLORD SERVICE FEES (£29 portal advertising, the £58 Advertising + Rent Now bundle, £70 Rightmove upgrade) are one-off charges with no published refund window and no pro-rata credit for unused advertising time, refunds here happen case-by-case after a written complaint. REFERENCING (£30) is the exception: cancel it in your dashboard and an eligible refund is applied automatically. Nothing on OpenRent is a recurring subscription, so there is no renewal to stop.
“The landlord has 96 hours to accept or reject the holding deposit - if they take no action, we automatically refund the holding deposit.”

Does OpenRent charge a cancellation fee?
OpenRent’s terms mention conditions worth checking before you cancel, see the plan notes and policy quote above for the specifics we found. In general: rolling monthly plans end at the period you’ve already paid for with nothing extra to pay, while minimum-term or contract plans can carry an early-exit charge until the term ends. If you signed up online within the last 14 days, the Consumer Contracts Regulations give you a cooling-off right to walk away, fee-free, for most digital subscriptions.
What doesn’t work for cancelling OpenRent
Based on 7 sources, Reddit, app reviews, and direct testing. Skip these and save yourself the loop.
- ✕ Phoning for customer service, OpenRent has no advertised support line on its own site; landlords and tenants in the OpenRent community forum report hitting an automated service that cuts off, and one Trustpilot reviewer says they were refused a manager call.
- ✕ Deleting your account to end a paid service or an open dispute, Account deletion is blocked while you have an active service, an unended tenancy, a live reference, or an open supplier job, so you must cancel those first; deletion also wipes the record you may need for a refund claim.
- ✕ Asking OpenRent to force the landlord to return a forfeited holding deposit, Once the deposit is forfeited OpenRent's position is that the money is under the landlord's control; they will only invite the landlord to refund it voluntarily.
- ✕ Expecting a pro-rata refund on advertising you stopped early, Paid advertising runs a maximum of four months from the start date and stopping the advert does not affect that clock; reviewers report being refused a refund on unused advertising after pulling a listing.
- ✕ Signing the tenancy outside OpenRent and assuming the platform releases the money, Community posts show holding deposits stuck in OpenRent's client account after parties moved to a private contract, funds are only released once OpenRent has written, signed confirmation, and are returned via the original payment method.
Cancelled OpenRent but still being charged?
Three common reasons, in order of likelihood:
- The cancellation didn’t actually complete. If you never received a written confirmation from OpenRent, treat it as not cancelled. Email
info@openrent.co.ukreferencing your original request date and ask for written confirmation plus a refund of any charge taken since. - You cancelled in the wrong place. Subscriptions started through the App Store or Google Play bill through Apple or Google, cancelling on OpenRent’s site doesn’t touch them. Check Settings → Subscriptions on iPhone, or Play Store → Payments & subscriptions on Android.
- You're inside a minimum term. Some OpenRent plans keep charging until a fixed term ends even after you cancel, check the plan notes above.
If they keep charging after a confirmed cancellation, that’s chargeback territory: dispute the charge with your bank citing “subscription cancelled, merchant continued billing”. The yoink app also flags this automatically, it keeps watching your inbox after a confirmed cancellation and alerts you if OpenRent charges again.
How OpenRent will try to keep you
OpenRent may respond with a retention offer, a discount, a free month, or a downgrade to a cheaper tier. Don't engage with the counteroffer. Restate that you want a full cancellation and cite the consumer law again if they push back.
They’ll say: “Offering 'Pause Advert' instead of 'Stop Advertising' when you try to end a listing.”
You say: Pausing only hides you from new enquiries, the four-month paid advertising clock keeps running and the listing stays 'available'. If you're done, choose Stop Advertising, then state in writing that you want the unused portion of the £29/£58 fee refunded.
They’ll say: “Citing the Tenant Fees Act 2019 to justify keeping a tenant's forfeited holding deposit.”
You say: The Act only permits retention on specific grounds (false information, failed right-to-rent, or the tenant withdrawing). If you withdrew before the landlord accepted, or you only asked a question and never confirmed withdrawal, say so explicitly and ask which statutory ground is being relied on, in writing.
They’ll say: “Standard-template replies from support that close the thread without a decision.”
You say: Reply asking for it to be logged as a formal complaint under their internal complaints procedure, and request a final viewpoint letter. OpenRent is a member of The Property Ombudsman for Lettings, so a stalled complaint has a defined route out after eight weeks, say you're aware of that.
They’ll say: “Directing you to the on-site contact form or community forum rather than a named channel.”
You say: Send to info@openrent.co.uk instead so you own the paper trail, and put the listing URL, property address and payment date in the first line. Reviewers who emailed and then posted publicly got refunds issued and a direct reply.
They’ll say: “Support declining to comment because they are 'not legally trained'.”
You say: You're not asking for legal advice, you're asking them to apply their own published policy. Restate it as a factual request: 'Under your holding deposit article, no action within 96 hours triggers an automatic refund. Confirm the date the landlord acted, or refund.'
Your rights when cancelling
The law where you live is the strongest hook, lead with it when you contact the company.
United Kingdom
- Consumer Contracts Regulations 201314-day cooling-off on new subscriptions.
You can terminate any continuous service contract within 14 days of starting it and recover any payment, no questions asked. Applies regardless of OpenRent’s own policy.
- Consumer Rights Act 2015Services must be as described.
If OpenRent’s service was misrepresented or didn’t deliver what was promised, you have a statutory right to remedy (repair, refund, or price reduction) regardless of their terms.
Worldwide
- Card-issuer chargebackYour bank can reverse the charge.
Visa, Mastercard, and Amex all run chargeback schemes, “goods/services not as described” or “subscription not cancelled” are valid reason codes everywhere they operate. Your bank handles the dispute; OpenRent has ~45 days to defend.
Delete your OpenRent account (not just cancel)
Cancelling stops the billing; deleting removes your account and personal data. Do them in that order, deleting an account with an active subscription can leave the billing running with no way to log in and stop it.
If there’s no delete option in OpenRent’s account settings, email info@openrent.co.uk with the subject Account deletion request, [your account email] and ask for your account and personal data to be erased under UK GDPR (Article 17, the right to erasure). They’re typically required to act on it, most companies complete erasure within about 30 days, and you should ask for written confirmation when it’s done.
Common questions about cancelling OpenRent
Yes. OpenRent's help centre points you to a deletion page at `openrent.co.uk/account/delete` (you'll be asked to log in first), and deletion removes your personal data in line with GDPR and the Data Protection Act 2018. Two catches: if you later create a second account it may still be linked to the old one through non-personal data, and deletion is refused while you have an **active service**, an unended tenancy, a live reference, or an open supplier job. Cancel those first from your dashboard, then retry. Save any payment receipts before you delete; you'll need them for a refund claim.
Money-back questions (windows, pro-rata, chargebacks) are covered in the OpenRent refund guide. Need a human for something else entirely? The OpenRent contact guide lists every channel that actually answers.
